Rent Increase

An adjustment to the lot or home rent, governed by the lease and applicable state law.

A rent increase is an adjustment to the rent a resident pays, typically applied annually at lease renewal. State law governs the minimum notice period (often 30 to 90 days), the maximum allowed increase in rent-controlled jurisdictions, and the format of the notice (certified mail required in many states). Operators in rent-controlled states should publish the calculation methodology in the rent-increase notice to avoid disputes. Even in states without rent control, residents can challenge increases as retaliation if the increase follows a complaint or maintenance request, so timing matters.
