Lease
The written contract between a park operator and a resident governing tenancy terms.
A mobile home park lease is the legally binding contract between the operator and the resident covering the lot rental — and, in POH arrangements, the home rental as well. A solid park lease specifies the parties, the lot identifier, the home description, the rent amount and due date, utility responsibilities, maintenance responsibilities, pet and vehicle rules, lease term and renewal terms, default provisions, and incorporation of park rules by reference. Many MHP states have specific lease-content statutes layered on top of general residential landlord-tenant law, so a single national template rarely fits — operators typically maintain a state-specific lease for each state they operate in.
