Yes. Every lot has its own record, and each home is tagged resident-owned, park-owned and rented, or park-owned and for sale. Lot rent and home rent are billed and reported separately.
Yes. Residents pay lot rent by ACH or card through the tenant portal, with auto-pay, late fees, and partial-payment allocation posted automatically to the ledger and your books.
Yes. Water, sewer, gas, and electric are billed per lot from submeter reads or by allocation and reported as utility recovery, separate from rent.
Yes. Online rental applications include TransUnion credit reports, Asurint criminal and housing records, and income verification, with approve or deny from the same screen.
Yes. Rent increases, lease violations, and adverse-action letters go out as USPS First Class or Certified Mail with Return Receipt directly from Lotly, with the delivery record saved to the resident's file.
Yes. Violations are tracked from notice through cure period to resolution, with deadlines, priorities, repeat-offender history, and certified notices in one workflow.
Yes. Lotly has a full accounting module: chart of accounts, journal entries, bank reconciliation through Plaid, budgets, park-owned home assets, owner statements, and financial reports — no separate accounting software needed.
Yes. Residents pay rent, set up auto-pay, submit maintenance requests, reserve amenities, sign documents, and message the office from the Lotly tenant portal.
Yes. Community phone lines, shared text inboxes, call logs, voicemail, and recordings are built into Lotly, plus an AI phone agent that answers inbound sales, rent, and maintenance calls.
Yes. Residents submit requests with photos, you assign vendors and track status to completion, and the AI Maintenance Agent triages requests and sources vendor quotes by email.

An AI assistant that works from your company mailbox. It answers routine resident, vendor, and prospect email from your Lotly data, files attachments in Lotly, opens maintenance requests, and updates records your staff ask it to. It works with Microsoft 365 today (Gmail coming soon) and is available on every plan, with AI usage billed like other AI features.
No. It is built to assist your team, not replace it, and it can make mistakes. Review what it does, keep a person as your residents' primary contact, and don't rely on it for anything urgent. Emergencies, legal issues, fair-housing concerns, and decisions about rent, fees, approvals, or evictions are handed to your team. Every email it sends says it is an AI assistant.
Lotly costs $1.25 per occupied unit per month, dropping to $1.00 and $0.75 at higher volumes, with a $79 monthly minimum. Vacant lots are free, users are unlimited, and there are no setup fees. See Pricing.
Yes. Lotly is a consumer-report reseller under FCRA section 1681a(u), delivering TransUnion and Asurint reports to landlords, who make the leasing decision and issue adverse-action notices. Details are in our Terms of Service.
Yes. Data is encrypted at rest and in transit (AES-256, TLS 1.2+), passwords are bcrypt-hashed, and privacy requests under CCPA/CPRA and state laws are honored at lotly.ai/privacy-choices.
Yes. Trailer parks, mobile home parks, and manufactured housing communities are the same property type, and RV parks with monthly tenants fit the same model. Nightly campground reservations are not supported.
