Rent Control

Government-imposed limits on how much rent can be increased in a given period.

Rent control is a regulatory cap on rent increases imposed at the state, county, or city level. As of 2026, statewide rent control specifically applicable to mobile home parks exists in California (5 percent plus CPI, capped at 10 percent), Oregon (7 percent), Washington (with limitations), and a small number of other states. Many additional states have local-level MHP rent control in select cities. Where rent control applies, operators must give specified notice (often 60 to 90 days) before any increase, document the cap calculation, and respect carve-outs for vacancies, sales, and certain capital improvements.
