The monthly fee a resident pays to rent the lot their mobile home sits on, separate from the home itself.
Lot rent is the recurring monthly payment a mobile home park resident pays the park operator for the right to occupy a specific lot. It typically covers the land, common-area amenities, water and sewer connection rights, road maintenance, garbage collection, and park-level utility infrastructure. Lot rent is distinct from any rent the resident might pay on the mobile home itself — in tenant-owned-home (TOH) arrangements the resident pays only lot rent, while in park-owned-home (POH) arrangements the resident pays both lot rent and home rent. Average lot rent in the United States ranges from roughly $300 to $700 per month depending on geography, park amenities, and submarket; coastal-state parks can run $1,000+ per month while rural Sunbelt parks often sit below $350. Annual lot-rent increases are governed by the lease and, in some states, by rent-control statutes.
