Notice and Cure
A formal process where a landlord notifies a resident of a lease violation and gives time to correct it.
Notice and cure is the standard pre-eviction process for non-monetary lease violations — junked vehicles, unauthorized occupants, exterior maintenance issues, and so on. The operator sends a written notice identifying the violation and gives the resident a defined number of days (typically 7 to 30, depending on state and violation type) to cure. If the resident cures within the deadline, the matter is closed. If not, the operator can proceed to a notice of termination and then to court. Most states require certified mail with return receipt for both the cure notice and the termination notice; informal text-message or hand-delivered notices rarely survive in court.
