The legal process of removing a resident who has violated their lease or is delinquent on rent.

Eviction in a mobile home park is more complex than apartment eviction because it usually involves a home that the resident owns sitting on a lot the operator owns. The operator can terminate the lot tenancy through the standard landlord-tenant process, but the home itself is the resident's property and cannot be removed without due process — typically a court order. As a result, MHP evictions in most states take 60 to 180 days from initial filing, compared to 30 to 60 days for apartment evictions. Operators routinely use cash-for-keys offers (typically five hundred to fifteen hundred dollars) to accelerate the process and avoid court costs.
