Certified mail with return receipt is a US Postal Service offering that produces an admissible-in-court record of delivery. The sender receives a tracking number and, when the recipient signs for the letter, a return receipt with the delivery date and signature. For mobile home park operators, certified mail is the gold standard for delivering cure notices, termination notices, lease-renewal notices, and rent-increase notices in the states that require it. Operators who skip certified mail and rely on email or hand-delivery routinely lose evictions because they cannot prove the notice was received.
