A tenancy that automatically renews each month rather than running for a fixed term.

A month-to-month tenancy is a rental arrangement that automatically renews monthly rather than running for a fixed lease term (typically one or two years). Either party can typically terminate with 30 to 60 days notice (subject to state law). Month-to-month is more common in MHP than in apartments because residents who own their homes often want flexibility to stay indefinitely without renegotiating, and operators prefer flexibility to adjust lot rent without lease-end timing constraints. State rent-control statutes often apply to month-to-month tenancies the same as fixed-term leases.
