Certificate of Insurance (COI)

A document showing a vendor's current insurance coverage, required before they work on the park.

A Certificate of Insurance is documentary proof that a contractor or vendor carries current liability insurance, typically including general liability, workers' compensation, and (for vehicle-using vendors) commercial auto insurance. Mobile home park operators require a current COI from every vendor before paying the first invoice — a vendor injury on park property without a valid COI can void the operator's own insurance coverage. COIs typically expire annually, so ongoing tracking and renewal management is part of the vendor-management workflow.
