A work order is the formal, tracked record of a maintenance request — from the resident submitting a problem through the operator triaging it, dispatching a vendor or in-house technician, completing the work, and closing the ticket with documentation. A complete work order includes the originating description, photos, priority classification, vendor assignment, before-and-after photos, the final invoice, and the resident's acknowledgment of completion. Work orders are not just an operational tool: a complete work-order file is the operator's primary defense against habitability claims and small-claims-court disputes.
