Lotly vs. RealPage for Mobile Home Parks
RealPage is one of the largest enterprise apartment platforms. Like Yardi, it's powerful and configurable. Like AppFolio, it's apartment-first. For mixed-portfolio operators where apartments dominate, RealPage handles the parks. For MHP-first operators, the apartment DNA shows.

Where RealPage wins
Large multi-family operators with established RealPage workflows can extend the platform to a small park portfolio without adding a separate tool. Reporting consistency across asset types is the main advantage.
Where it doesn't fit MHP
The same apartment-DNA issues as the rest of the enterprise platforms. MHP-specific workflows require custom configuration that's expensive to build and maintain. The total cost of ownership for an MHP-only operator on RealPage is well above MHP-specific tools.
Pricing comparison
RealPage pricing is custom-quoted. For a few-hundred-lot MHP portfolio, the implementation cost and monthly fees substantially exceed dedicated MHP tools, without delivering equivalent MHP functionality.
When to switch
MHP-heavy operators on RealPage typically migrate to MHP-specific tools when the cost-versus-fit math becomes obvious. Mixed-portfolio operators with strong apartment-side investment in RealPage often maintain RealPage for apartments and add a dedicated MHP tool for parks.
