Collection Loss

Rent that was billed but never collected, written off as uncollectible.

Collection loss is the share of billed rent that an operator is unable to collect — typically due to evictions, abandonments, or chronic non-payment. It is reported as a percentage of gross potential rent and tracked alongside vacancy loss. In well-run parks, collection loss runs below 2 percent of GPR; parks with poor screening or weak enforcement can see 5 percent or higher. Collection loss differs from delinquency aging, which measures rent that's late but still potentially collectible. Strong screening at application time is the single biggest lever for keeping collection loss low.
