Three areas. First, breadth of features — RM is a 25-year-old product, and it has features for every property type and edge case you'll encounter. Second, accounting depth — the GL is mature and integrates with most external accounting systems. Third, established workflow library — most third-party park managers know it.
If breadth is your priority and you'll never run a workflow that RM doesn't already cover, RM is fine.
Where it loses for MHP
The same breadth that makes it strong for diverse portfolios makes it generic for park operations. Specifically: lot-level vs. unit-level data model isn't native; certified mail isn't built in; infill stage tracking is bolt-on; the tenant portal isn't optimized for the demographic.
