Every property management vendor announced an AI feature in 2025. Most are noise; some are genuinely useful. Here's the honest breakdown of what's working in the field, what's still a demo, and where the actual leverage is for park operators.

What's actually shipping

Three things are real and saving operator time today.

  • Maintenance triage and prioritization
    AI reads the tenant's maintenance description and assigns priority + likely vendor type. Saves the on-site manager 15 minutes per ticket.
  • Application analysis summarization
    Reads the screening report, highlights risk factors, gives a yes/no/maybe with rationale. Backed up by your written criteria.
  • Lease generation from clauses
    Takes a clause library and generates a state-specific lease in seconds. Still needs a legal review but cuts the drafting time 90%.

What's still a slide deck

Predictive maintenance based on "AI sensors" — most vendors don't have a sensor network. Predictive churn — the data isn't dense enough yet. Conversational tenant chatbots for everything — the failure rate on edge cases erodes trust faster than the wins build it.

If a vendor pitches you on these, ask for live customer references. The references usually don't exist.

What's coming in 12–24 months

Better-than-human screening summaries trained on actual landlord outcomes. Vendor SLA prediction (will this vendor close on time?). Auto-generated owner-statement narratives that read like a human wrote them. These are all in development at multiple vendors and are likely to ship in 2026–2027.

The buying rule

Pay for AI features that save your team 15 minutes per workflow, every workflow, today. Don't pay for AI features that promise to save your team time "once the model is trained on your data." The first is real ROI. The second is a marketing line.
