Self-management is the arrangement where the park owner handles operations directly, either personally or through a small in-house team. Self-management saves the third-party management fee (typically 5 to 10 percent of revenue) and gives the owner full operational control, but requires the time, expertise, and infrastructure to run the park well. Most operators self-manage their first park as a learning lab, then evaluate third-party management for additional acquisitions based on geography, scale, and personal bandwidth.
